Charles F. Martin focuses his practice on commercial real estate transactions including the representation of clients in commercial leasing and financing transactions, joint ventures, economic redevelopment projects and the acquisition and disposition of commercial real property.

Chuck routinely represents New York Stock Exchange companies, high-end retail entities, healthcare facilities, real estate investment funds, urban redevelopers, municipalities, industrial agency projects, cybersecurity and engineering firms, aerospace and defense companies.

Prior to joining Barton, Chuck was a partner in the New York and Connecticut offices of the national firm, Robinson & Cole, where he was a member of the Commercial Real Estate and Development Group.

  • Represented New York Stock Exchange companies in their national and international office leasing needs
  • Represented New York based real estate fund in its purchase of a $23,000,000 office building in Greenwich, CT and related $16,500,000 CMBS loan
  • Represented cybersecurity and engineering firm in its lease of a full floor on Park Avenue South in New York City
  • Represented investment banking firm in its sub-sublease of an entire floor at 277 Park Avenue in New York City
  • Represented financial services software company in its lease of approximately 24,000 square feet at 285 Madison Avenue in New York City
  • Represented Magellan Financial Group in its lease of a full floor at 275 Madison Avenue
  • Represented Vince Camuto and Letarte Swimwear in their national retail leasing needs
  • Represented large Connecticut hospital in its lease of medical space to several different medical practices
  • Represented one of Connecticut’s largest cities in the $1.2 billion redevelopment of a portion of its waterfront along Long Island Sound
  • Represented the City of Norwalk in conjunction with a mixed-use redevelopment project representing a public-private partnership among the City of Norwalk, the Norwalk Redevelopment Agency and Seligson Properties. The $600 million project was to be a major economic and social link in the City of Norwalk’s plan to connect and unify central and south Norwalk along the West Avenue corridor, containing approximately 535,750 square feet of retail space, 350 residential units (approximately 15% affordable) and 75,000 square feet of office space. Legal services included all real estate, land use, environmental and public finance aspects of the project, including drafting and negotiating the master developer agreement between the master developer, the Norwalk Redevelopment Agency and the City of Norwalk, and creating and drafting a statutory special services district that would have the power to contract for operating and maintaining public improvements within the boundaries of the district and administration of the district
  • Represented the owner of two luxury clothing stores in its acquisition of another high-end clothing company
  • Represented the City of Norwalk’s designated urban redeveloper, POKO Partners, in all aspects of the redevelopment project that will include 371 housing units, of which 20 to 30 percent more than required by the City of Norwalk’s affordable housing ordinance could be set aside at below market rates. The project proposes 876 parking spaces and more than 61,000 square feet of commercial space.   The work performed included the negotiation of a land disposition agreement and ancillary agreements, acquisition of redevelopment parcels and negotiation with various City of Norwalk agencies
  • Represented large Connecticut-based health insurance company in the development and leasing of its new headquarters building
  • Represented international group in the due diligence and acquisition of a golf course in Virginia
  • Represented equity partner in the negotiation of a joint venture agreement related to the development of several properties in Fairfield County, Connecticut
  • Represented a real estate investment fund that specializes in acquiring mid- and small-cap real estate investment properties throughout the United States. Property types have included office, hotel, multi-family and most recently, health care related office buildings. Sellers have included international and national REITs. Each office transaction was structured to be Sharia law compliant
  • Represented an aerospace and defense company in the financing and aspects of the purchase of a $22 million research, development and industrial facility in California
  • Represented a client involved in managing the global supply chain of agricultural, industrial and energy products for a headquarters lease in Stamford, Connecticut with additional lease transactions for the client in Houston, Texas; Englewood, Colorado and Calgary, Alberta in Canada
