Timothy S. Byon is an associate in Barton’s real estate and corporate law departments where he concentrates on both real estate and business transactions. His real estate practice focuses on commercial and residential acquisitions and dispositions, real estate financing, and landlord and tenant side representation in residential, office, and retail leasing matters. Timothy is also well versed in sponsor-developer representation of new construction developments and conversions and has assisted in the representation of national institutional lenders in the financing of commercial and residential developments. He has also served as legal counsel to New York City condominium and cooperative boards, advising on matters ranging from day-to-day legal issues to broader building governance.

Tim’s business transaction practice comprises a wide range of matters including business formation, acquisition and financing, and general corporate governance. He also has experience advising entrepreneurs and start-ups on Regulation CF equity crowdfunding and fund formation.

Prior to joining Barton LLP, Tim was an associate at Ebert Lontok LLC. Previously, he began his legal career at a Manhattan-based real estate law firm. As a law student, Timothy spent a summer as a law clerk at Kim & Chang, the largest law firm in South Korea.

  • Counsel in Acquisition of $54 Million Chelsea Property
    • Sole associate in the representation of a Sponsor-Developer in the acquisition of an approx. $54 million property located in the Chelsea neighborhood of Manhattan, as well as in related real estate financing acquisition, building, and project loans totaling approx. $60 million. Drafted portions of an Offering Plan for a condominium to be developed on the property and coordinated New York State Attorney General approval for the project.
  • Counsel in Disposition of $15 Million Commercial Midtown Property
    • Represented a real estate investor in the disposition of an approx. $15 million commercial building located in the Midtown East neighborhood of Manhattan.
  • Conducted Closing for Real Estate Financing Loan Involving 30 Properties
    • Sole associate in the representation of a national lender for a real estate financing loan involving a portfolio of 30 properties. Drafted and negotiated loan documents, performed title and entity review, and conducted the closing.
  • Aided in Condominium Development Project in Brooklyn Navy Yard
    • Sole associate in the representation of a Sponsor-Developer for a new condominium development project in the Brooklyn Navy Yard. Drafted portions of the Offering Plan, coordinated New York State Attorney General approval for the project, and represented the Sponsor-Developer in closings of initial sales.
